References to 'you' and 'your' shall be deemed to be references to the person making a booking at Burleigh Court Hotel, restaurant or bar.
General Hotel Information
Reception hours: Daily 7.30am - 10.30pm. Please note that we do not offer a 24-hour reception.
Check in: Rooms and Burleigh Lodge are available from 3.00pm on the day of arrival. Late check-in is available until 10.30pm. If you are checking in after this time, you may be subject to a fee of up to £25.
Check out: Guests are required to check out by 10.30am on the day of departure. Please enquire if you wish to arrange a late check-out. Burleigh Court may offer or decline a late check-out subject to availability. Late check-out from 12 noon or later may be subject to a fee of up to £25 if not included in your room rate.
Dogs
We accept a maximum of two dogs per designated dog-friendly room or in Burleigh Lodge. If you are planning to bring a dog and have not specifically booked a dog-friendly room, please contact us in advance. We have a limited number of dog-friendly rooms and cannot accommodate dogs beyond this capacity.
A pet charge of £25 per dog, per night applies and includes the hire of a dog bed and bowls, together with dog treats. Dog-friendly hotel rooms are located in the Coach House adjacent to the manor, with direct access to the gardens. Dogs are not permitted in guest bedrooms in the manor house.
Dogs are permitted in designated dog-friendly areas only. Dogs must be kept on a lead at all times in the grounds and owners are required to clean up after them. Owners are responsible for any soiling, chewing, scratching or other damage caused by their dogs. Dogs must not be left unattended in a bedroom or in Burleigh Lodge.
Smoking, E-cigarettes and Vapourisers
Burleigh Court and Burleigh Lodge are non-smoking premises in accordance with UK law. Smoking, vaping and the use of e-cigarettes or vapourisers are not permitted inside the hotel, Lodge or guest bedrooms. Guests who breach this policy may be charged £500 to cover cleaning and reinstatement costs.
Provisional Reservations
Reservations are deemed provisional until the required deposit has been paid or valid credit card details have been provided. Provisional bookings are held at the discretion of Burleigh Court. Where more than 28 days remain before the reservation date, a provisional reservation may be held for up to 7 days.
Where fewer than 28 days remain, it may be held for up to 24 hours. Burleigh Court reserves the right to release a provisional reservation if the required confirmation or payment has not been received.
Payment of the applicable deposit, or provision of card details where required, confirms the booking and signifies agreement with these Terms & Conditions.
Hotel Bookings & Cancellations
These terms apply to standard hotel bookings, excluding special dates, stay packages and group bookings where separate terms are stated.
Cancellation procedure:
• For security and record-keeping reasons, cancellations cannot be processed over the phone.
• Cancellation requests must be made in writing by the person named on the booking, or completed online via the cancellation link in the original booking confirmation email.
• Written requests should be sent to reservations@burleighcourtcotswolds.co.uk and include the booking name, arrival date and booking reference where available.
• A cancellation is not confirmed until Burleigh Court has issued written confirmation. Guests remain responsible for any applicable cancellation charges until confirmation has been issued.
• Guests who booked directly online can usually cancel fastest via the link in their booking confirmation email, where their booking terms allow.
Non-refundable rates: Non-refundable rates are payable at the time of booking and are not refundable if cancelled. Where possible, we may try to resell cancelled rooms, but if we are unable to do so no refund will be due.
Flexible rates: Flexible-rate bookings may be cancelled up to 7 days before arrival without charge. Cancellations made within 7 days of arrival are fully chargeable if we are unable to resell the room.
Stay packages: Cancellation terms for stay packages are as stated on the relevant package offer.
Pandemic-related cancellations: If a guest is unable to travel due to a pandemic-related illness after the applicable cancellation period has expired, or has booked a non-refundable rate, Burleigh Court may at its discretion offer to move the booking to a future date, subject to availability. If Burleigh Court is required to close due to government restriction, affected bookings may be transferred or cancelled without charge.
Payment authority: By providing card details, you authorise Burleigh Court to charge the card for any cancellation charges, no-show charges, outstanding balances or charges properly incurred during your stay.
No-shows: If no guest checks in, the booking will be treated as a no-show and the full price of all nights booked will be charged.
Hotel cancellation or amendment: Burleigh Court reserves the right to cancel or amend a booking up to 28 days before arrival where, for operational reasons, we are unable to fulfil the reservation as confirmed. Guests will be offered alternative dates where available or a full refund of monies paid.
Special-date bookings: Special dates include, but are not limited to, Mother's Day, Easter weekend, Badminton Horse Trials, bank holidays, Christmas and New Year. Separate payment and cancellation terms may apply and will be advised at the time of booking.
Room Group Bookings (4 rooms or more)
Group bookings are provisional until the required deposit has been paid. Payment of the deposit confirms the booking and agreement to these terms.
A non-refundable deposit of 25% of the full booking value is required to secure the reservation. A further non-refundable payment of 25% is required one month before arrival. Full payment is required 14 days before arrival.
If booked within one month of arrival, a non-refundable deposit of 50% is required. If booked within 14 days of arrival, full payment is required at the time of booking.
Only rooms and guests covered by the deposit are confirmed. Additional rooms or guests must be paid for before they are confirmed. Final numbers must be agreed 14 days before arrival. Additional charges incurred during the stay must be paid on departure.
Group bookings cancelled in whole or in part within 28 days of arrival will be charged in full. We strongly recommend that guests arrange suitable travel insurance.
If a group booking exceeds 15 rooms, it will be treated as an exclusive-use booking and exclusive-use rates and terms will apply.
Third-party Commercial Use of Our Premises
Any individual or organisation intending to run commercial retreats, classes or similar events at Burleigh Court or the Wellness Garden must submit a formal enquiry and obtain prior written consent from management. All commercial use of the property is subject to approval and may incur a commercial hire charge. Unauthorised commercial activity may result in termination of access.
Wellness Garden Information & Terms of Use
Our Wellness Garden is designed as a peaceful outdoor space where guests can enjoy the sauna, outdoor hot tub and cold plunge pool during published opening hours. Nordic Flow is a separate guided therapy and is not included with standard Wellness Garden admission.
Guests who have booked their hotel stay directly with Burleigh Court receive complimentary access to the Wellness Garden throughout their stay, subject to availability and opening hours. Guests staying in Burleigh Lodge may use the Wellness Garden for £20 per person, per day, subject to availability.
Non-resident guests should bring everything they require for their visit, including towels, robes, suitable footwear and any blankets or personal items, as these are not provided for day visitors.
The hot tub is normally available throughout Wellness Garden opening hours. On rare occasions it may need to be temporarily closed for cleaning or water-quality treatment, including where guests enter while wearing fake tan, excessive sun lotion or other products that affect water quality. We will work to reopen the facility as quickly as possible but cannot accept responsibility for temporary closures caused by failure to follow the Wellness Garden guidelines.
Sun loungers are available on a first-come, first-served basis and cannot be reserved. During particularly busy periods all loungers may be occupied; guests may ask Reception about blankets for use on the lawns.
Guests are asked to shower before using the facilities where possible, avoid entering the hot tub while wearing fake tan or excessive sun lotion, and respect the peaceful atmosphere. Failure to follow these guidelines may result in facilities being temporarily unavailable while essential cleaning or maintenance is carried out.
Restaurant, Wellness Garden & Afternoon Tea
Credit or debit card details may be required to secure restaurant reservations. All restaurant bookings, including the Restaurant, Bothy Wood-Fired Dining and Pizza Nights, cancelled within 24 hours of the reservation time, same-day cancellations and no-shows will incur a £10 per person cancellation charge, charged to the card used to secure the booking.
Please arrive on time. Tables may be released if guests are more than 15 minutes late without prior notice. During busy periods table allocations may be time limited.
Lunch and Wellness Garden bookings are non-refundable in the event of a same-day cancellation or no-show. Where at least 24 hours' notice is given, Burleigh Court will endeavour to move the booking to an alternative date, subject to availability and at our discretion.
Afternoon Tea, with or without Wellness Garden access, requires full payment at the time of booking and is non-refundable. Where possible, bookings cancelled before the day of the reservation may be transferred to another date, subject to availability and at our discretion.
Group Dining (7 or more guests)
Restaurant bookings for seven or more guests are treated as group dining.
A non-refundable deposit of 25% of the estimated total booking value is required to secure the reservation. The remaining balance is payable on departure unless otherwise agreed.
Groups may be required to pre-order from a group or function menu at least 7 days in advance. Cancellations or reductions in guest numbers within 48 hours of the reservation will be charged in full.
A discretionary 12.5% service charge applies to all group dining bookings and is added to the final bill. All gratuities are distributed to our team.
Functions & Private Dining
All function and private dining bookings are confirmed upon receipt of a non-refundable deposit equal to 25% of the estimated total spend, together with written confirmation accepting the applicable booking terms.
At the time of booking, an estimated number of guests and anticipated spend will be agreed for planning purposes. This forms the basis for staffing, menu planning and space allocation.
Final guest numbers and all dietary requirements must be confirmed no later than 14 days before the event date. The confirmed number becomes the minimum chargeable number, and reductions after this point will not reduce the final balance payable. Increases may be accommodated subject to availability and operational capacity.
The final balance, based on confirmed guest numbers and the agreed menu or minimum spend, is due 14 days before the event date. Additional items incurred on the day, including drinks, additional guests or extensions to agreed services, will be charged separately and payable on departure or as otherwise agreed.
In the event of cancellation, payments made are non-refundable. A date transfer may be offered at the discretion of Burleigh Court and subject to availability.
A discretionary 12.5% service charge applies to all private dining and function bookings and is added to the final bill. All gratuities are distributed to our team.
Third-party Suppliers for Functions & Private Dining
Where the booking holder engages third-party suppliers, including florists, decorators, production companies, entertainers, musicians, photographers, cake suppliers, equipment hire companies or other contractors, Burleigh Court will allocate arrival, set-up and dismantling times which must be adhered to.
Burleigh Court cannot guarantee the timely or complete set-up of an event where third-party suppliers fail to comply with the agreed schedule. Suppliers must remove their equipment, packaging, decorations, waste and materials within the allocated take-down period unless otherwise agreed in writing.
Any additional cleaning, waste disposal, equipment removal, reinstatement, staffing, delay or disruption costs caused by a third-party supplier may be charged to the booking holder. The booking holder remains responsible for the actions and conduct of suppliers engaged for the event.
Burleigh Court reserves the right to refuse access to, or require the removal of, a supplier who fails to comply with these conditions or whose actions may compromise safety, the event schedule or the experience of other guests.
Wedding Parties
Guests planning to hold a wedding lunch, dinner or related celebration at Burleigh Court must inform us of the occasion at the time of booking. This allows us to ensure that appropriate spaces, staffing levels and arrangements are in place.
A customised quotation may be required for wedding-related celebrations depending on the nature, duration and requirements of the booking. Acceptance of the applicable quotation and booking terms is required before the reservation is confirmed.
Dietary Requirements & Food Allergies
Guests are responsible for informing Burleigh Court of allergies or dietary requirements in advance of their visit or, at the latest, before ordering food or drinks.
When informed of an allergy or intolerance, we will take reasonable care to accommodate it and minimise cross-contamination. However, we cannot guarantee that any dish or area of the premises is completely free from allergens. Nuts are handled on the premises.
Menus, Seating and Outdoor Dining
Menus and prices are subject to seasonal availability and may change without notice. Requested tables or seating areas cannot be guaranteed. Outdoor dining may be relocated indoors where weather or operational requirements make this necessary.
Outside Food & Drink
Only food and beverages purchased from Burleigh Court may be consumed on the premises unless agreed in advance by management.
Restaurant Service Times
• Breakfast: Monday - Thursday 7.30am - 10am; Friday - Sunday 8am - 10am.
• Lunch: 12 noon - 2pm, extending to 3pm at weekends.
• Dinner: Daily 6.30pm - 9pm.
Meals outside these times may be arranged by prior agreement and may incur an additional charge.
Prices & Service Charge
All published prices are inclusive of VAT unless otherwise stated.
A discretionary 12.5% service charge is added to food and beverage bills where applicable. Service charges are not retained by the business and are distributed to staff as gratuities.
Payment Authority
By providing card details, guests authorise Burleigh Court to charge the card for accommodation cancellation charges, restaurant cancellation charges, no-show charges, deposits, outstanding balances, damages or other charges properly incurred under these Terms & Conditions.
Damage, Reinstatement & Additional Charges
The booking holder is responsible for any loss, damage or excessive soiling caused by themselves, their guests or third-party suppliers.
Any repair, replacement, reinstatement, specialist cleaning or additional labour required as a result may be charged to the booking holder. Missing items from bedrooms or the Lodge may also be charged.
Where card details are retained for the permitted period following departure, properly incurred charges may be applied to that card in accordance with these Terms & Conditions.
Right to Refuse Service
Burleigh Court reserves the right to refuse accommodation, service or entry, cancel a booking, or require a guest to leave where it reasonably considers this necessary for the safety, security, wellbeing or comfort of guests, staff or the Hotel, including where booking terms, occupancy limits, identification requirements or standards of conduct have not been met. This right will be exercised lawfully and without unlawful discrimination.
Music
Music is played at Burleigh Court at our discretion. Guests are not permitted to tamper with the music system or play their own music through the hotel's speakers or music system without prior agreement.
Photos & Videos
Guests may appear incidentally in photographs or videos taken in public areas during their time at Burleigh Court. Where Burleigh Court intends to use identifiable guest imagery for marketing or promotional purposes, appropriate consent will be sought where required.
Vouchers
Burleigh Court does not accept vouchers issued by third-party voucher schemes. Only vouchers purchased directly from Burleigh Court, through our website or Reception, are accepted. Vouchers must be redeemed within 12 months of purchase, subject to availability and any exclusions or individual voucher terms.
Burleigh Lodge Holiday Cottage
A booking at Burleigh Lodge is confirmed upon receipt of valid credit card details, forming a contract between Burleigh Court and the party leader, who must be at least 18 years old. By making a booking, the party leader accepts these Terms & Conditions on behalf of the booking party.
The Lodge has a maximum capacity of seven people and may accommodate only the number of guests specified at the time of booking. No additional overnight guests are permitted. Rental charges include utilities, linen and Wi-Fi.
No parties or events are permitted without prior written agreement. Unacceptable behaviour may result in termination of the booking or stay without refund. A pre-authorisation may be taken in respect of damage or excessive cleaning.
Check-in is from 3pm and check-out is by 10.30am.
Cancellations may be made free of charge until 10 days before arrival. Changes to bookings must be approved by Burleigh Court.
Smoking is not permitted inside the Lodge. Dogs must be declared at the time of booking and the applicable pet charge will apply. Guests are required to remove all dog waste.
Guests should familiarise themselves with the house manual and rules provided at the Lodge and with any pre-stay information supplied before arrival.

General
These Terms & Conditions are subject to change. The terms applicable to a booking will be those communicated or published at the relevant time. It is the responsibility of the person making the booking to ensure that all members of their party are aware of and comply with the applicable conditions.
